An estimate, not a quote.
The number above is built the way the industry actually prices work: floor area divided by a production rate, plus time for the parts that do not scale with area, then labour cost, overhead and margin on top.
It is also quoted conservatively on purpose. We are pricing a building we have not walked through, so the estimate carries a margin for the things we cannot see from here. In practice a site walk usually moves the number down, not up.
- It assumes standard access, standard soil load and no unusual hazards.
- Periodic work such as carpet, hard floor, windows and pest sits outside it.
- It is priced cautiously because we have not seen the site. A walk through normally brings it down.
- A walk of the site is what turns the range into a fixed price.
